AI Opens a New Window Into U.S. Real Estate

Smart technology is helping real estate professionals spot potential opportunities hidden across fragmented public records

San Diego, California, 20 August 2026 – Artificial intelligence is finding a growing role in real estate, where professionals often spend significant time searching through public records, auction listings, ownership data, and market information. A new development from Tranchi AI shows how automated technology could make that process faster by identifying properties that may deserve closer attention.

The company said its AI platform has identified more than 5,000 U.S. properties connected to tax deed auctions and other potential opportunities, with an estimated aggregate value exceeding $1 billion. The figures are company estimates and should not be treated as confirmed property values. Each property still requires proper financial, legal, and market research before an investment decision is made.

Tax deed properties can sometimes appear attractive because auction prices may be much lower than recent sales of similar homes. However, a low purchase price does not always mean a good deal. Buyers may face title issues, unpaid liens, occupancy concerns, redemption rights, repair costs, and other expenses that can significantly change the final value of a property.

This is where AI can help with the first stage of research. Millions of property-related records are created across government offices, tax authorities, court systems, and other databases. Finding useful information across these disconnected sources can be difficult and time-consuming.

AI systems can continuously review large amounts of data, track changes, and bring relevant information together for investors, lenders, brokers, and other real estate professionals. The goal is not to replace human judgment but to reduce the manual effort involved in finding possible opportunities.

As real estate technology continues to advance, AI driven property research could help professionals spend less time searching and more time examining the risks and potential behind each property. The real value may lie not in letting technology make investment decisions, but in using it to bring the right information into view sooner.
